As of March of 2019, Fort Collins Habitat for Humanity has changed their income range to 45-80% AMI for our current development.
The reasoning behind this is two-fold. First, rising construction costs and the current product in our Harmony Cottages neighborhood has made it financially unsustainable to serve 35-45% AMI in this development. There is a substantial gap between what the homebuyer can afford to pay and the hard costs associated with building this particular product.
Second, the new expanded income range opens the opportunity to additional families that are unable to buy due to the high housing costs.
Fort Collins Habitat for Humanity is actively seeking partnerships and exploring other products that would allow us to serve families at 35-45% AMI, but for our current neighborhood and product, an increase in AMI range was necessary.
